15. Maintenance condition shall be determined through a self-certification program where MHCSD <br /> require annual reports from authorized parties demonstrating proper maintenance and operations. <br /> The developer shall sign an agreement with MHCSD for Storm water Treatment System Access <br /> and Maintenance. This agreement will be transferred to the future owners. <br /> 16. The Project Storm water Plan must include the results of the hydro modification routing modeling <br /> and demonstrate that the project meets the hydro modification requirements. <br /> 17. Hydrologic routing modeling (e.g., USEPA's Storm Water Management Model [SWMM]) must be <br /> conducted to calculate peak storm water runoff response time and peak project storm water runoff <br /> rate for the entire project site for the pre-and post-construction conditions. The results of the model <br /> are then used to design hydro modification control measures (e.g., detention basins, wet ponds) to <br /> mitigate and meet the hydro modification design storm event criteria. <br /> 18. Applicant shall apply and obtain an Encroachment permit from the MHCSD prior to any work <br /> commencing within the public right-of-way. <br /> 19. All roadways which in this project shall be private must meet the minimum 20' width and be <br /> designed and constructed per the MHCSD acceptable standards and specifications. <br /> 20. No parking signs shall be erected in all areas where there is to be no parking allowed. <br /> 21. A sidewalk connectivity plan shall be shown and submitted for the entire project area and with the <br /> surrounding adjacent areas. This plan shall also address pedestrian access off roadway scenarios. <br /> 22. Please show all handicap ramps and associated crosswalk and signage in all pertinent plan sheets. <br /> 23. Please show all alleyways/driveways details to address pedestrian and parking. <br /> 24. All utilities such as, but not limited to, water, sewer, storm drainage, shall be placed in the <br /> 'alleyways' not the front yards or common landscaping frontage areas. All necessary easements <br /> shall be offered for maintenance and access purposes in perpetuity. <br /> 25. Provide"private roads", "No Parking", and other private notice signage and poles and note on plans. <br /> 26. A Revised set of landscaping design guidelines will be needed and shall be submitted for review <br /> and approval due to the private nature of this project. <br /> IV. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, (209) 468-3000) <br /> 1. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of the building permit application.
