1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one 51 acre parcel located at 15792 N. Ray Road, <br /> Lodi, California. The project is in a Agricultural community.It is zoned AG-40. The project parcel <br /> number is APN 025-140-34. <br /> ✓ Description of proposed development: The purpose of this project is to divide this 51 acre site into <br /> two parcels; a 2 acre homesite parcel and a 49 acre "Designated Remainder" parcel. <br /> i <br /> ✓1.2 Parcel Location Map: (See Appendix). <br /> V/1.3 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ✓2.1 The present owner, David Lind,has owned the property for the past 10+years. The past and <br /> present use of the property has been a vineyard and an abandoned homesite. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> •. !✓3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> a 2 acre parcel and a 49 acre "Designated Remainder" from an existing single parcel. Once the parcel is <br /> developed for a home, a septic system will be required and built based per the San Joaquin County <br /> requirements. There was an existing septic system on subject parcel, and it was destroyed by permit. <br /> Permits were researched and illustrate this fact. (See Appendix) <br /> y' 3.2 Site Septic Permit History: Research for on-site septic permits revealed one permit for this parcel. <br /> (See Appendix) <br /> ✓3.3 Discussion of on-site septic repair history: One septic permit has been issued, no history of septic <br /> repair is available for subject parcel. (See Appendix) <br /> LAA Description of Existing Septic Tank Usage in the General Area: Septic systems in the general <br /> area consist of what seem to be standard systems consisting of leach lines and seepage pits. (See permits <br /> in Appendix.) <br /> y 3.5 General Area Septic Permit History: In researching permits for septic systems and San Joaquin <br /> County Environmental Health Department records, the septic systems in this general area range in <br /> installation dates from 1975 to 2003. (Copies of permits are in appendix.) <br /> ✓3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic tanks in this <br /> area reveals that the leach lines and seepage pits have resulted in consistent performance.
