Landscaping <br /> Development Title Section 9-1020 states that a minimum ten (10) foot wide landscaped <br /> strip, respecting the ultimate right-of-way width of Ray Road, shall be installed across the <br /> frontage of the project site. However, the existing landscaping satisfies the minimum <br /> landscaping requirement. <br /> Access <br /> Pursuant to Development Title Section 9-1015.5 (h)(1), access driveways must have a <br /> width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for <br /> one-way aisles, except that in no case shall driveways designated as fire department <br /> access be less than twenty (20) feet wide. It appears that the existing ten (10) foot <br /> asphalt driveway does not meet the minimum standards. <br /> Signs <br /> It appears that no signs are being proposed as part of the proposed project. As a result. <br /> any future signs shall be consistent with Chapter 9-1710 of the Development Title. <br /> Furthermore, all portions of any sign shall be set back a minimum of five (5) feet form <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title <br /> Section 9-1710.2[g)) <br /> This item is tentatively scheduled for a Planning Commission hearing on July 5, 2007. <br /> The Community Development Department has reviewed the Use Permit application and <br /> responses from other agencies and, provided any outstanding issues have been <br /> addressed, will be recommending that the Planning Commission approve the project <br /> subject to the following conditions: <br /> Use Permit Application No. PA-0700242 was approved by the Planning <br /> Commission on _. The effective date of approval is _. This approval will expire <br /> on _, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been issued and remain in force, and (3) all necessary permits from <br /> other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance <br /> requirements shall be fulfilled prior to the establishment of the use and the <br /> issuance of any building permits.
