LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Ray Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[2][2]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) The proposed use will change the occupancy from Group R Division 3 <br /> occupancy to Group B occupancy (UBC Section 3405). The structure must <br /> be brought into compliance with all current code provisions including <br /> structural, plumbing, mechanical, electrical, energy and disable access <br /> requirements. A licensed architect or registered engineer shall prepare all <br /> documents. <br /> (2) The Construction Site Plan shall indicate the following <br /> a) Provide parking for the physically disabled.
