PA-1300222 OF WILLIAMS FAMILY <br /> LTD PTP (C/O CANDACE WORLAND & JOANNE BAGLEY) (APN: 011- <br /> 170-44) (ADDRESS: 20325 N. RAY ROAD, LODI) <br /> The applicant has submitted the above referenced Use Permit application to construct a <br /> 4,291 square foot kennel facility for a maximum of forty (40) dogs. The project area will <br /> include a 1,215 square foot kennel building, a 1,104 square foot office, a 110 square foot <br /> restroom, a 1,400 square foot storage area, and a 462 square foot kitchen. (Use Type: <br /> Animal Specialty Services - Kennels) <br /> The General Plan designation of the parcel is AIG (General Agriculture) and the zoning <br /> is AG-40 (General Agriculture, 40-acre minimum). <br /> The project site is located on the west side of N. Ray Road, 1,000 feet north of W. <br /> Woodbridge Road, Lodi. <br /> The Community Development Department has reviewed the above referenced <br /> application and offers the following comments: <br /> Background <br /> The project applicant currently has an existing kennel facility on an adjacent 1.25 acre <br /> parcel south of the proposed project site (APN: 011-170-27), which was approved by the <br /> Planning Commission on July 5, 2007. The facility is permitted for a maximum of thirty- <br /> five (35) dogs and fifteen (15) cats and included converting an existing 2,406 square foot <br /> shop building to a kennel facility and an existing 358 square guest house to a <br /> registration building. <br /> The project applicant has entered into an agreement with the property owner of the <br /> current subject parcel (APN: 011-170-44) and is proposing to build a new kennel facility. <br /> If the Use Permit application for the proposed new kennel facility is approved, a future lot <br /> line adiustment application is proposed which will ioin the oroiect area with the exiStina <br />
