Item No. 3 <br /> PC: 11-7-91 <br /> MS-92-31 <br /> Page 5 <br /> CONDITIONS, IF APPROVED <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required (Planning Title Section 9-9112). <br /> b. The remainder parcel shall be designated as 'Designated Remainder' on the Parcel Map <br /> (Subdivision Map Act Section 66445). <br /> C. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fee currently is <br /> $2,096.00 per single-family dwelling unit in the Thornton area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record (Resolution R-90-304). <br /> d. Dedicate a 30-foot-wide right-of-way from the centerline of Ray Road to the property line <br /> across the frontage of Parcel 1 (Planning Title Sections 9-9430 and 9-9431). <br /> e. The frontage improvements for Ray Road across Parcel 1 shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way rural street. <br /> The construction of the frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Parcel Map. A$250.00 fee currently <br /> is required for processing, per Planning Title Section 9-10502, in addition to a copy of the <br /> Grant Deed, a legal description of Parcel 1, and an estimate. The estimate and legal <br /> description shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> Public Works for approval. As an option, Public Works will prepare the drawing with <br /> estimate for an additional fee of $100.00 (Planning Title Sections 9-9430 and 9-9433). <br /> f. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- <br /> 9184). <br /> g. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map (Subdivision Map Act Section 66411.1). <br /> 2. PUBLIC HEALTH SERVICES: <br /> a A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. <br />
