PA-0800004 OF ABUNDANCE <br /> VINEYARDS (APN: 013-020-28) (21482 N RAY ROAD, LODI CA 95242) <br /> This project is a Site Approval application for an off-site wine cellar that will include converting <br /> 200 square feet of an existing agricultural building to wine storage and converting 150 square <br /> feet of an existing office building into a wine tasting room. (Use Type: Winery and Wine Cellars, <br /> Wine Cellar, Off-Site) <br /> The project site is located on the east side of Ray Road, 3200 feet south of Peltier Road, <br /> northwest of Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the above-referenced application and <br /> has the following comments: <br /> Background <br /> On January 1, 2006, Site Approval application PA-0500841 was submitted to establish an off- <br /> site wine cellar on this parcel. However, the application was subsequently withdrawn by the <br /> applicants on March 8, 2006. <br /> Oak Trees <br /> The parcel contains several Native Oak Trees. Oak trees are protected by the County's Tree <br /> Preservation Ordinance. All oak trees on the parcel must be identified on the Improvement Plan. <br /> Furthermore, the future removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree will <br /> require an approved Improvement Plan application. (Development Title Section 9-1505.3) <br /> Marketing Plan <br /> The marketing plan permits an applicant to establish future events outside of normal business <br /> hours that showcase the winery or the wine.
