PA-0800004 OF ABUNDANCE VINEYARDS (APN: 013-020-28) (21482 N RAY ROAD, LODI CA 95242) This project is a Site Approval application for an off-site wine cellar that will include converting 200 square feet of an existing agricultural building to wine storage and converting 150 square feet of an existing office building into a wine tasting room. (Use Type: Winery and Wine Cellars, Wine Cellar, Off-Site) The project site is located on the east side of Ray Road, 3200 feet south of Peltier Road, northwest of Lodi. The General Plan designation of the site is A/G (General Agriculture) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). The Community Development Department has reviewed the above-referenced application and has the following comments: Background On January 1, 2006, Site Approval application PA-0500841 was submitted to establish an off- site wine cellar on this parcel. However, the application was subsequently withdrawn by the applicants on March 8, 2006. Oak Trees The parcel contains several Native Oak Trees. Oak trees are protected by the County's Tree Preservation Ordinance. All oak trees on the parcel must be identified on the Improvement Plan. Furthermore, the future removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree will require an approved Improvement Plan application.
