tasting as the only future marketing event. Daily wine tasting is an accessory use that is <br /> permitted without submitting a marketing plan. If the applicant anticipates marketing events <br /> beyond the scope of daily wine tasting, an updated marketing plan should be submitted before <br /> project approval. Otherwise, no marketing events are permitted. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> that in no case shall driveways designated as fire department access be less than twenty (20) feet <br /> wide." Driveway and aisle widths must be shown on the Improvement Plan as well as the <br /> circulation patterns for ingress and egress traffic. <br /> Parking <br /> Development Title Table 9-1015.3(a) requires that 2.5 parking spaces must be provided for <br /> each 1,000 square feet of building area. The required number of parking at the site would be 3 <br /> spaces, 1 of which must be handicapped accessible. The applicant is showing fifteen (15) <br /> parking spaces, and therefore, meets this requirement. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20) feet <br /> long by nine (9) feet wide (Development Title Section 9-1015.5). The dimensions for automobile <br /> stalls must be shown on the Improvement Plan. <br /> The parking surfacing requirement for off-site wine cellars must be chip seal or an alternative <br /> surfacing material (Development Title Table 9-1075.8[i]). <br /> Wine Storage Capacity <br /> As stated in the marketing plan, the winery proposes a minimum storage capacity of 200 cases. <br /> Pursuant to Development Title Section 9-1075.8(a), the storage capacity for an off-site wine <br /> cellar is a minimum of 300 cases and a maximum of 5,000 cases. The storage area must be <br /> able to contain a minimum of 300 cases. The 200 square foot proposed cellar meets this <br /> requirement. <br /> Building Division <br /> The building department is requiring an occupancy change from an existing occupancy of Group <br /> U, division 3 to the proposed occupancy of Group B. <br /> San Joaquin County Council of Governments <br /> This project is subject to the San Joaquin County Council of Government's Multi-Species <br /> Habitat Conservation and Open Space Pan for the County.
