A grading plan shall be submitted as a part of the improvement plans and approved prior to approval of the <br /> Final Map. The grading plan shall contain the information listed in the California Building Code(CBC), <br /> Appendix,Chapter 33, Section 3309, complete drainage details and elevations of adjacent parcels. <br /> Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 cubic yards shall <br /> comply with Sections 3309.3 and 3309.4 for"Engineered Grading Requirements." (Grading that disturbs <br /> more than one acre will require a National Pollutant Discharge.Elimination System permit.) <br /> 3. If improvements referred to herein are not completed prior to approval of the Final Map,the subdivider shall <br /> execute an agreement with the County of San Joaquin ensuring the completion of improvements within one <br /> (1)year after approval of the Final Map.(Development Title Section 9-1100.3(j]) <br /> 4. A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> 5. A stop/street sign and related pavement markings shall be installed at the intersection of Julian Lane and <br /> Reid Avenue. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices, Caltrans Traffic Manual and/or San Joaquin. All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public utility <br /> easements shall be provided along the road frontage of the subdivision and as required by the public utility <br /> companies. (Development Title Section 9-1155.2) <br /> 7. Julian Lane(a private road) shall be improved to County Standards for a 50-foot wide right-of-way Rural <br /> Residential Road including a County Standard turn-around at its westerly terminus. The access easement <br /> for Julian Lane(including County Standard turnaround per drawing R-18 and corner cut-offs at its <br /> intersection with Reid Avenue)providing access to Lots 1 through 7 shall be irrevocably offered for <br /> dedication on the Final Map. (Development Title Sections 9-857.4,9-1150.2[d][3] and 9-1150.5[b]) <br /> 8. The developer shalI prepare.and record an agreement for the maintenance of Julian Lane(a private road)by <br /> future lot owners and shall be noticed by a statement on the.Final Map. (Civil Code 845 [b]) <br /> 9. Dedication to result in a 25-foot wide right-of-way from the centerline of Reid Avenue to the property line <br /> shall be required on the Final Map.
