The volume of <br /> on-site drainage on each parcel shall be specified prior to release of the building permit. (Development Title <br /> Section 9-1135.4(a)) <br /> 13. Street lighting shall be provided at the intersection of Julian Lane and Reid Avenue. (Development Title <br /> Section 9-1150.11) <br /> 14. The property shall transfer to Zone L-I within CSA 49 prior to approval of the Final Map to provide for the <br /> operation,maintenance, and improvement of street lighting facilities. A new assessment for the zone shall <br /> be approved by the property owners prior to approval of the Final Map. The new assessment for the zone <br /> shall be based on the cost for maintenance, operation, system improvements,and any replacement program <br /> of facilities within CSA 49 Zone L-1. The applicant shall pay for the cost to hold a Proposition 218 vote <br /> and process the transfer and assessment for the zone. In addition,the applicant shall pay for the <br /> maintenance and operation of the system from the time the facilities are accepted by the District until the <br /> transferred area is placed on the assessment role of the District. (Development Title Section 9-1100.5) <br /> 15. The subdivider shall agree to and shall pay user fees for the utility services from the time improvements are <br /> accepted by the County until the lots are placed on the County tax rolls, or up to an eighteen-month period, <br /> as the case may be. (Subdivision Map Act Section 66493) <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than I acres,are required to obtain coverage under the General Permit for Discharges of <br /> Storm Water Associated with Construction Activity(Construction General Permit, 99-08DWQ) <br /> (www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). Construction activity subject to this permit <br /> includes clearing, grading and disturbances to the ground such as stockpiling, or excavation,but does not <br /> include regular maintenance activities performed to restore the original line,grade, or capacity of the <br /> facility. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes.Best <br /> Management Practices(BMP)guidelines for stormwater devices,ponds and wetlands are available. <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example,these requirements may include raising the finish floor elevation one foot above <br /> the expected flood level and/or using flood resistant materials. <br /> (iv.)
