v
vi
APN 183-320-56,57, Por. 58
EXECUTIVE SUMMARY
Earnest F. Smith& Associates have been retained to prepare this Soils Suitability Study as
required and in conformance with San Joaquin County Ordinances and Environmental Health
Department guidelines. The purpose is to evaluate the soil conditions, by percolation tests, visual
inspection of material removed from the holes and research,to determine the suitability of the soil
to support a standard on site septic system for single family residence. The results are furnished in
this report.
PROPOSED DEVELOPMENT ' 90&1eA"-^L
ko__**
A Lot Line_Adiustment has been submitted to acquire a portion of APN 183-320-58. This will
prove-'de adequate acreage for 3 lots. The Tentative Map is included in this report and shows two
lots are 2.0 acres each, lot 3 is 4.2 acres. Water and Septic disposal is to be on-site. Access for all
lots is to Reid Avenue and north on Reid Avenue to Copperopolis Road.
SURROUNDING DEVELOPMENT:
ASHTON PLACE is a proposed subdivision to the north with access via Reid Avenue. Mondy
Road to the east will serve a major subdivision. Rose Clover Lane (private road) will serve a
major subdivision to the south. Reid Avenue is a dead-end road. Approximately 10 to 15
residences will use Reid Avenue for access to Copperopolis Road. Reid Avenue is sub standard
in width and is presently under construction to conform to County standards.
GENERAL SOIL MAP(S.J. Co.) (USDA)
The above referenced soil map of San Joaquin County describes, in general, characteristics of
the soil as not conducive to on site septic disposal. Where this unit is used for homesite
development, the main limitations are slow permeability---onsite sewage disposal is difficult
because of the slow permeability and the hardpan. The classification, as described, is labeled
Jacktone-Hol lenbeck-Stockton and is included in this report.
REPAIRS OF RECORD
A review of the septic repairs of record on Reid Avenue was made at the EHD of San Joaquin
County. The results of the search on Reid Avenue and Copperopolis Road are as follows:
1.
