.J'
APN 183-320-56,57, Por. 58
PROPOSED DEVELOPMENT:
A Lot Line Adjustment has been submitted to acquire a portion of APN 183-320-58. This will
provide adequate acreage for 3 lots. The Tentative Map is included in this report and shows two
lots are 2.0 acres each, lot 3 is 4.2 acres. Water and Septic disposal is to be on-site. Access for all
lots is to Reid Road and north on Reid Road to Copperopolis Road. Reid Road is a dead end
road.
SURROUNDING DEVELOPMENT:
ASHTON PLACE is a proposed subdivision to the north with access via Reid Road. Mondy
Road to the east will serve a major subdivision. Rose Clover Lane (private road) will serve a
major subdivision to the south. Reid Road is to be improved to serve the additional traffic. Two
gravel pits and a large dairy are each located more than 1 mile from the proposed development.
GENERAL SOIL MAP
The above referenced soil map of San Joaquin County describes, in general, characteristics of
the soil as not conducive to on site septic disposal. Where this unit is used for homesite
development, the main limitations are slow permeability---onsite sewage disposal is difficult
because of the slow permeability and the hardpan.
REPAIRS OF RECORD
A review of the septic repairs of record on Reid Road was made at the E14D of San Joaquin
County. The results of the search on Reid Road and Copperopolis Road are as follows:
ADDRESS DATE DESCRIPTION OF REPAIR TYPE OF SOIL
101 S. Reid Rd. 2-1-87 Add 40 leach line and 1 pit Adobe
(This site was subdivided in 1995 and rapid percolation was reported,#021634)
525 S. Reid Rd. 7-14-75 Add 40' Leach line and 133" pit. Soil type not entered.
21242 E. Copperopolis 5-9-75 Adobe
Road
13308 E. Copperopolis 6-6-74 Add sump to existing drain field Adobe
Rd.
The rapid percolation, as reported in#021634 indicates a percoble strata at or near the 15'depth.
1.
