The Parcel Map shall not be recorded until Mondy Lane is improvements are completed <br /> and accepted by the County. <br /> 2. A Parcel Map is required. <br /> (Development Title Section 9-915.2) <br /> 3. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 4. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 5. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 6. Drainage from each Parcel shall be retained on-site by a retention basin (18-inch <br /> maximum depth)and shall be noticed by a statement on the Parcel Map. Drainage for <br /> each parcel shall be calculated prior to release of Building Permit. <br /> (Development Title Section 9-1135.9) <br /> 7. Street lighting shall be provided at the intersection of Reid Avenue and the proposed <br /> private road and the cul-de-sac. <br /> (Development Title Section 9-1150.11) <br /> 8. The property shall armex transfer to a zone within County Service Area No. 49 prior to <br /> approval of the Final Parcel Map to provide for the operation and maintenance and <br /> improvement of street lighting facilities. A zone within lighting District sitall I <br /> established. A new assessment for the zone shall be approved by the property owners <br /> prior to approval of the Final Parcel Map. The assessment for the new zone shall be <br /> based on the cost for: maintenance, operation, system improvements, and any <br /> replacement program of facilities within CSA 49. The applicant shall pay for the cost to <br /> process the transfer and assessment for the new zone. In addition <br /> the applicant shall pay for the maintenance and operation of the system from the time the <br /> faculties facilities are accepted by the District until the ararexed transferred area is placed <br /> on the assessment role of the District. <br /> (Development Title Section 9-1100.5) <br /> 9. This area has been subject to historic flooding. Therefore, prior to recording the Final <br /> Map, a note shall be added to the Final Parcel Map which specifies that all structures <br /> constructed on parcels 1, 2, 3, and 4 in addition to the Designated Remainder shall be <br /> elevated 2-feet above the highest grade adjacent to the structure. <br /> 10. Existing ground contour lines shall be placed shown on the Firtal Parcel Map in addition <br /> to all existing structures. <br /> 11. Reid Avenue shall be improved to a Rural Residential Road Standard from the southern <br /> terminus to the frontage improvements being completed by the Asthten Ashton <br /> Subdivision. The Department of Public Works shall approve improvement plans and <br /> prcforrrrep rform field inspection for Reid Avenue. <br />
