3.0 HISTORICAL REVIEW OF SITE AND VICINITY <br /> According to historical sources dating back to 1957, the current subject property building was <br /> constructed in the late 1950s or early 1960s for use as commercial condominiums. Information <br /> regarding historical occupants is limited prior to 1986. However, the key site manager for the <br /> subject property, Mr. Tony Azevedo, reports that no industrial operations have taken place on <br /> the property. A printing operation was present on the subject property circa 1984 to 1997, and <br /> based on reported materials used and the relatively short duration of occupancy (13 years), is not <br /> .. expected to represent a significant environmental concern. <br /> Prior to the construction of the current building, the property was utilized as agricultural land. <br /> There is a potential that agricultural chemicals, such as pesticides, herbicides and fertilizers, <br /> were used onsite. The entire area of the subject property is either paved over or covered by <br /> improvements that make direct contact with any potential remaining concentrations in the soil <br /> unlikely. Furthermore, the subject property is developed and used for commercial/light <br /> industrial purposes and thus no further action related to the former agricultural use of the subject <br /> property is warranted at this time. If redevelopment of the subject property is planned for <br /> residential use, the owner/user of the report should contact the local planning department to <br /> determine whether sampling relating to the former agricultural use of the subject property is <br /> required. <br /> 3.1 Aerial Photograph Review <br /> On October 9, 2007 and March 31, 2004, AEI Consultants reviewed aerial photographs of the <br /> subject property and surrounding area. Aerial photographs were reviewed for the following <br /> years: <br /> Date: 1957 Date: 1963 <br /> Scale: 1"= 555' Scale: 1"= 555' <br /> Date: 1970 Date: 1982 / <br /> Scale: 1"= 333' Scale: 1"= 690' /2 ) <br /> Date: 1993 Date: 1998 <br /> Scale: 1"= 666' Scale: 1"= 666' <br /> Date: 2002 <br /> Scale: F'= 1000' <br /> In the 1957 aerial photograph, the central portion of the subject property appears as part of a <br /> larger orchard while the northern and southern portions of the subject property appear as <br /> agricultural or vacant land. The adjacent properties to the south, east, north, and southwest <br /> beyond dirt roads are utilized as agricultural land as well.
