CONDITIONS OF APPROVAL <br /> SA-97-20 <br /> Garcia <br /> Site Approval Application No. SA-97-20 was approved by the San Joaquin County Community <br /> Development Department on June 5, 1997. The effective date of approval is June 15, 1997. This <br /> approval will expire on October 15, 1997, which is four months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain In force, (3) all Improvements have been completed, and (4) all <br /> necessary permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, the Site Plan shall be submitted by July 15, 1997. The Conditions of <br /> Approval shall be met by October 15, 1997. <br /> b. SITE IMPROVEMENT PLAN: Submit a Site Improvement Plan. The Site Plan required <br /> as a part of the Site Improvement Plan must be prepared by a registered civil engineer <br /> or licensed architect. This Plan must show drainage, driveway access details (including <br /> gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> C. APPROVED USE: This approval is for outdoor storage of operable automobiles as <br /> shown on the Plan submitted March 20, 1997. Inoperable vehicles shall not be permitted. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> f. PARKING AND OPERABLE AUTOMOBILE STORAGE AREAS: Off-street parking shall <br /> be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> Conditions of Approval - 1 - SA-97-20 <br />
