LIGHTING: Lighting, if provided, shall comply with the following: <br /> (1) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of John Street and Report Avenue, shall be installed across both frontages <br /> of the project site. (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development <br /> Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six to seven feet in height shall be erected along the west <br /> property line of APN 143-160-48. (Development Title Section 1022.4[d][1 1) <br /> (2) All storage materials and related activities, including storage areas for trash and <br /> operable vehicles, shall be screened so as not to be visible from adjacent <br /> properties and public rights-of-way. Screening shall be six to seven feet in <br /> height. Outside storage is not permitted in front yards, street side yards, or in <br /> front of main buildings. (Development Title Section 1022.4[d][21) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Adequate maneuvering and parking areas of automobiles and trucks shall be <br /> provided. <br /> k. NOISE LEVELS: The following noise regulations apply to this project: <br /> (1) Noise levels of trucks entering and leaving the site shall comply with the California <br /> Vehicle Code sections regarding noise. <br /> (2) Noise levels at the west property line shall be no greater than 65 db Ldn (9- <br /> 1025.9[a][11). <br /> 9- <br /> 1025.9[a][1]). <br /> (3) This project shall comply with the performance standards specified in Table 9- <br /> 1025.9 of the Development Title. <br /> Conditions of Approval - 2 - SA-97-20 <br />
