DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The remainder parcel shall be identified as "Designated <br /> Remainder" on the Parcel Map (Subdivision Map Act Section <br /> 66445) <br /> C. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> e. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fees currently ar <br /> $2 , 096. 00 per single family dwelling unit, $2 , 000. 00 per 1, 000 <br /> gross square foot of building as "Office" , $4 , 687 . 00 per 1, 000 <br /> gross square foot of building as "Retail Service" , $1, 017 . 00 <br /> per 1., 000 gross square foot of building as "Warehouse" , <br /> $801. 00 per 1., 000 gross square foot of building as <br /> "Manufacturing" , and $1, 451. 00 per 1., 000 gross square foot of <br /> building as "Service Commercial" in the Thornton area. The <br /> fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resoulution R-90-304) . <br /> f. Conditions of Approval for Planned District Zone application <br /> ZR-89-17 shall be completed prior to establishment of the use <br /> and issuance of any building permits (Planning Title Section <br /> 9-10002) . <br /> NOTE: on future developments, public water services will be <br /> required. <br />
