NOA specifically disclaims any responsibility for any unauthorized use of this report. <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> bw <br /> 1.1 Description of Site <br /> ho The subject property is located south of River Road, approximately 3.5 miles east of Highway 99 and <br /> Jack Tone Road,and approximately 0.75 miles north of the Stanislaus River in Ripon, California (see <br /> Vicinity Map - Appendix A). The subject property consists of one parcel (APN 245-220-21) of <br /> `. approximately 254.92 acres.The site address 18700 East River Road,is shared with the adjacent winery. <br /> 6= According to the San Joaquin County Community Development Department web site,' the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> L enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> Im subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> Mr.McMams intends to divide the subject property into six parcels for agricultural purposes.A tentative <br /> parcel map provided to NOA by Quartaroli&Associates is depicted on the site map in Appendix A. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> `.
