' 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of four parcels totaling 466 acres+/- located at <br /> ' 22422 E. River Road, Escalon, California. The project is in an agricultural community and is zoned <br /> AG-40. The project parcel numbers are 245-260-09, 11, 12 and 13. <br /> Description of Proposed Development: The purpose of this project is to create a 4.92 acre,4.94 <br /> acre, 60.85 acre and 456 acre "Designated Remainder"parcel. <br /> ' 1.2 Parcel Vicinity Location Map: (See Appendix). <br /> 1.3 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present owner, <br /> George teVelde has owned the property for 10+ years. The past and present use for the property has <br /> ' been used for agriculture. The site will continue to be used for agriculture. The purpose of this <br /> project is to create a 4.92 acre parcel, a 4.94 acre parcel, a 60.85 acrd parcel and a 456 acre <br /> "Designated Remainder"parcel. The 4.94 acre parcel contains an existing house. And the 4.92 <br /> ' acre parcel has a house under construction. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> ' 3.1 Description of Existing On-site Septic Tank Usage: Currently there are two existing homes, <br /> five agricultural shops, equipment shed and an office located on subject parcel. Also, an existing <br /> ' house is under construction. There is an existing septic system located on subject parcel. (See r <br /> Appendix). <br /> ' 3.2 Site Septic Permit History: Research-site septic permits revealed permits for this parcel. <br /> (See Appendix) <br /> ' 3.3 Discussion of On-site Repair History: There is no history of septic repair/addition. (See <br /> Appendix). <br /> ' 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seam to be standard systems consisting of leach lines and seepage pits. <br /> (See permits in Appendix.) ` <br /> t3.5 General Area Septic Permit History: In researching permits for septic systems at <br /> San Joaquin County Environmental Health Department records, the septic systems in this general <br /> ' area range in installation dates from 1962 to 2012. (Copies of permits are in Appendix.) <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair/addition history of the <br /> ' septic systems in this area reveals that the the leach lines and seepage pits have resulted in <br /> consistent performance.
