CONDITIONS OF APPROVAL <br /> MS-92-168 <br /> William DeGroot <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire two(2) years from the date of approval unless, (1) all Conditions of Approval <br /> have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcels 1 and 2 shall have a minimum width of 100 feet. (Planning Title Section 9- <br /> 4010.1(b)) <br /> b. A Notice of Nonrenewal shall be filed on Parcel 1. A recorded copy of the Notice with all <br /> required signatures shall be submitted to the Development Services Division. (Planning <br /> Title Section 9-2351(b)) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Escalon area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. The frontage improvements for River Road across Parcel 1 shall be constructed in <br /> conformance with the standards for one-half of an 84-foot-wide right-of-way rural arterial <br /> road. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement, with a deposit equivalent to <br /> the estimated construction costs prior to approval of the Parcel Map. A $250.00 fee <br /> currently is required for processing, per Planning Title Section 9-10502, in addition to a <br /> copy of the Grant Deed, a legal description of Parcel 1, and an estimate. The estimate <br /> and legal description shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing with an estimate for an additional fee of$100.00. (Planning Title Sections 9-9430 <br /> & 9-9433) <br /> d.
