e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Escalon Fire District prior to <br /> issuance of the building permit. (San Joaquin County Ordinance No. 3622) <br /> f. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> g. Parcel 1 shall contain a minimum of 1.5 acres net. (Planning Title Section 9-3109.5) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code shall be performed prior to approval of the Parcel Map to indicate that <br /> the area is suitable for septic tank usage. (San Joaquin County Planning Title Section <br /> 10100) <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to approval of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. (Planning Title Section 9-10100-05) <br /> C. The well shall be repaired under permit and inspection by the Environmental Health <br /> Division (San Joaquin County Ordinance 1862, Section 5-4100). The well discharge pipe <br /> shall be plumbed over the top of the standpipe and have twice the diameter of the <br /> discharge pipe air gap from the top of the standpipe, or install backflow valves approved <br /> by San Joaquin County. <br /> d. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division on Parcel 2 at the time of development. (Ordinance Code <br /> Section 5-3003) <br /> e. Construct an individual domestic water well on Parcel 2 under a well permit and <br /> inspection by the Environmental Health Division at the time of development. (San Joaquin <br /> County Ordinance No. 1862, Section 5-4100) <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> a. The owner shall execute the necessary documents and agreements to provide for the <br /> abandonment of service and the removal of irrigation structures for those parcels which <br /> will not continue to receive irrigation water. <br /> b. If irrigation service is to continue, the appropriate private irrigation easements shall be <br /> provided. For private irrigation easements, place the following note on the map near the <br /> location of the easement: <br /> 'A Jsjze -foot-wide private irrigation easement shall be conveyed across (lots) (parcels) <br /> at the time of conveyance. The pipeline is to be installed at the owner's expense.' <br /> The note above, together with the owner consenting to the preparation and filing of the <br /> map, gives constructive notice to title companies, future property buyers, and the public <br /> of the requirement to provide a private irrigation easement as well as its size and location. <br /> Conditions of Approval - 2 - MS-92-168 <br />
