CONDITIONS OF APPROVAL <br /> PA-0800093 <br /> Hackett <br /> Minor Subdivision Application No. PA-0800093 was approved by the San Joaquin County Planning <br /> Commission on June 19, 2008. The effective date of approval is June 29, 2008. This tentative map <br /> approval will expire on June 29, 2011, which is three years from the effective date of approval, unless <br /> (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kevin Swanson, 468-9653) <br /> a. VESTING TENTATIVE MAP: The Final Map shall substantially conform with the approved vesting <br /> tentative map dated March 17, 2008. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of fifty (50) feet, measured a distance of 20 feet back <br /> from the front lot line (Development Title Section 9-310.4) or the lots shall average fifty (50) feet <br /> in width per Development Title Section 9-310.4(a). <br /> (2) All parcels shall have a minimum lot area of five thousand (5,000) square feet(Development <br /> Title Section 9-310.3) <br /> c. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Kimberly Wallace at 468-0816 for road name <br /> standards. (Development Title Section 9-1150.18) <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Four (4) Street trees shall be required as specified in Section 9-1020.4 of the Development Title. <br /> e. DEMOLITION PERMIT: The applicant shall be required to obtain a demolition permit for the <br /> existing single family residence, and as a condition of approval such permit shall be finalized prior to <br /> approval of the Final Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> a grading plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check and field inspection fees and must be approved by Public Works prior to <br /> approval of the Parcel Map.
