m. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of Environmental Health and Public Works. A feasibility study <br /> acceptable to Public Works and Environmental Health is required prior to approval of the <br /> improvement plans of any work within the site. Service shall be provided by Pacific Gardens <br /> Sanitary District. (Development Title Section 9-1105.2) <br /> n. Street lighting shall be provided for the subdivision and at the intersection of the private road and <br /> Riviera Drive. (Development Title Section 9-1150.11) <br /> o. An Offer of Dedication of ground water rights on the Parcel Map is required. <br /> p. This development is subject to reapportionment under San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the <br /> reapportionment of the unpaid portion of the assessment, along with payment of the <br /> reapportionment fee, shall be provided prior to approval of the Parcel Map. <br /> q. The developer shall prepare and record a notice to future owners of the duty to maintain the private <br /> road. The notice shall also appear on the face of the Parcel Map. The proposed project is classified as a Priority Project in the County Phase I National Pollutant <br /> Discharge Elimination Permit and must comply with the County Water Quality Control Criteria Plan <br /> by filtering, treating, or infiltrating the 85th percentile storm. County storm water fees are applicable. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto, 953-3443) <br /> a. This project shall be provided with public water service at the time of Final Map recordation. A letter <br /> shall be submitted from the purveyor stating that these services either are bonded for or are in place <br /> prior to final approval. (Development Title Section 9-1120.2) <br /> b. Written confirmation is required from Public Works that improvements have been constructed or <br /> financial arrangements have been made for any improvements for public sewer required by the <br /> agency.
