PA-0600018 OF RANDY AND <br /> MELINDA LOPEZ (APN: 119-160-26) (ADDRESS: 2418 E. ROBINDALE <br /> AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Deviation pre-application to reduce <br /> the minimum lot width size in the Low-Density Residential (R-L) Zone from 60' to 54' 9" <br /> and 58' 8" to allow the proposed minor subdivision of the parcel into two lots. The site <br /> has a General Plan Designation of R/L (Low Density Residential) and is zoned R-L <br /> (Low-Density Residential). <br /> The project is located on the north side of Robindale Avenue, 60 feet west of Filbert <br /> Avenue, Stockton. <br /> The Community Development Department has reviewed the proposed Deviation pre- <br /> application and comments from other agencies and offers the following comments: <br /> Lot Width Reductions <br /> Development Title Section 9-310.4 requires that yards within the low- density residential <br /> zone have a minimum lot width of 60 feet. Pursuant to Section 9-824.2, the maximum <br /> allowed deviation to a lot width is 6 feet which falls within the Deviation request of the <br /> applicant. A request for a reduction of lot width would be approved by the Community <br /> Development Department if the following four findings can be made in the affirmative. <br /> 1. The granting of the Deviation will not be materially detrimental to other <br /> properties or land uses in the area. <br /> This finding can be made because a lot width reduction will not alter the <br /> residential use by the surrounding lots, and will not have a detrimental affect on <br /> other properties or land uses in the area. <br /> 2. There are exceptional or extraordinary circumstances or conditions <br /> applicable to the property or to the intended uses that do not apply to other <br /> properties in the same zoning district in the vicinity. <br />
