This finding can be made because the unique shape of the property, location of
road frontage, and location of existing structures necessitate a deviation to allow
for the subdivision of the property to result in one residence on each lot.
3. The strict application of the regulation deprives the property of privileges
enjoyed by other properties in the vicinity.
This finding can be made because all the residential lots within the block are
below the 60 feet minimum lot width requirement for the R-L zone. The average
lot width in the block is approximately 55 feet. The strict application of the width
requirement would deprive the property owner of the privilege of subdividing to
the average lot width in the block.
4. The proposed use is consistent with the goals, policies, standards, and
maps of the General Plan; any applicable Master Plan, Specific Plan, and
Special Purpose Plan; and any other applicable plan adopted by the
County.
This finding can be made because the existing density of two residences does
not result in an increase and is within the General Plan density requirement for
Low Density Residential properties (2 to 6 primary dwelling units per gross acre).
In addition, the Deviation is consistent with the Objectives and Policies for
Residential Development contained in Volume I of the General Plan (1. Growth
Accommodation, 2. Residential Development, pp. IV-17-21).
Next Step
When the applicant is ready to submit the full application, it will be necessary to do the
following:
• Submit seven copies (18" x 26") and two reduced copies (8'/2" x 11") of the site
plan.
• Submit seven copies of the completed application.
• Submit the remaining portion of the Deviation application fee.
PRE-APPLICATION DISCLAIMER
NOTE: The Pre-application conference is designed to inform prospective applicants of
General Plan consistency, zoning consistency, public improvement requirements,
preliminary design constraints and opportunities, and major environmental and
safety issues. This information is provided in the hope of assisting the applicant in
submitting a better and more complete application, as well as minimizing processing
time. It is not intended to be an in-depth analysis, and an environmental assessment is
not completed. The applicant should be aware that a detailed review will not be done
until the full application is submitted. Also, if new or additional information is obtained, a
revised application or Environmental Impact Report may be required.
MO:vb
PA-0600018(D V)D C 002 2 06
Attachments
C: Randy & Melinda Lopez
2
