This finding can be made because the unique shape of the property, location of <br /> road frontage, and location of existing structures necessitate a deviation to allow <br /> for the subdivision of the property to result in one residence on each lot. <br /> 3. The strict application of the regulation deprives the property of privileges <br /> enjoyed by other properties in the vicinity. <br /> This finding can be made because all the residential lots within the block are <br /> below the 60 feet minimum lot width requirement for the R-L zone. The average <br /> lot width in the block is approximately 55 feet. The strict application of the width <br /> requirement would deprive the property owner of the privilege of subdividing to <br /> the average lot width in the block. <br /> 4. The proposed use is consistent with the goals, policies, standards, and <br /> maps of the General Plan; any applicable Master Plan, Specific Plan, and <br /> Special Purpose Plan; and any other applicable plan adopted by the <br /> County. <br /> This finding can be made because the existing density of two residences does <br /> not result in an increase and is within the General Plan density requirement for <br /> Low Density Residential properties (2 to 6 primary dwelling units per gross acre). <br /> In addition, the Deviation is consistent with the Objectives and Policies for <br /> Residential Development contained in Volume I of the General Plan (1. Growth <br /> Accommodation, 2. Residential Development, pp. IV-17-21). <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit seven copies (18" x 26") and two reduced copies (8'/2" x 11") of the site <br /> plan. <br /> • Submit seven copies of the completed application. <br /> • Submit the remaining portion of the Deviation application fee. <br /> PRE-APPLICATION DISCLAIMER <br /> NOTE: The Pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and <br /> safety issues.
