CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless (1) all Conditions of Approval have been complied with and <br /> (2) a Parcel Map has been f i led with and accepted by the Surveyor ' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1: DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 2 shall contain 10 acres (gross) (Planning Title <br /> Sections 9-4010. 2 (a) (2) and 9-2351{b} ) Parcel sizes <br /> shall be shown on the Parcel Map. <br /> b. The minimum width of the parcels shall be 100 feet <br /> (Section 9-4010. 1{b}) . Lot widths shall be shown on the <br /> Parcel Map. <br /> C. All new construction and substantial improvement of <br /> existing structures shall be consistent with Section 9- <br /> 10325 of the Planning Title' s Flood Prevention Ordinance. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. (Subdivision Map Act <br /> Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> the parcels are developed. The fee is due and payable at <br /> the time of building permit application. The fee <br /> currently is $2 , 235. 00 per single-family dwelling unit in <br /> the Delta area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. <br /> (Resolutions R-90-304 & R-91-1025) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate <br /> a 25-foot-wide right-of-way along the northerly property <br /> line of Parcel 1 (along the section line between Sections <br /> 21 and 28) . A $200. 00 fee currently is required for <br /> processing, per Planning Title Section 9-10502 , in <br /> addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> (Planning Title Sections 9-9830 & 9-9204) <br />
