INTRODUCTION <br /> Our office has been retained by Ted Witt to perform a soil suitability study for his property <br /> located at 2355 Roberts Rd., Stockton, California(APN 161-016-01). The purpose of this study is <br /> to determine the suitability of the property for new septic tank usage in light of the proposed parcel <br /> splits and if this usage will adversely affect the ground water in the area. This study was performed <br /> according to the requirements of Section 9-1105.2(d) of San Joaquin County Development Title. <br /> This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40 for general agricultural use. <br /> The subject property consists of a rectangular shaped 126 acre parcel. It is proposed to divide the <br /> property into 4 parcels, Parcels A, B and C, with a Designated Remainder(see the attached Parcel <br /> Map, Plate No. 1). Parcels A,B,and C will be 30, 10,and 40 acres,respectively and the Designated <br /> Remainder will be 46 acres. <br /> There is an existing house and 2 barns located on the Designated Remainder. A new home <br /> is currently proposed for Parcel B. Parcel C has a farm storage building on it. Although no <br /> development is currently proposed for Parcels A and C, they are both potential future home sites. <br />
