The <br /> enclosed items include: <br /> 1) A copy of San Joaquin County Assessors Plat 161-16 upon which we have indicated <br /> the approximate location of the existing well, the route of the existing 2" pipeline and <br /> the proposed one acre parcel. <br /> 2) A copy of an aerial photo, again showing the approximate location of the well, the <br /> route of the pipe line, the proposed one (1) acre parcel and the location and direction <br /> of flow of the adjoining draining ditch. <br /> 3) A copy of the detail from the tentative map to which we have added an approximate <br /> 2000 square foot area which would be available for future leach field expansion if <br /> necessary. We have also revised the parcel dimensions to a minimum width of 150 <br /> feet, per Public Works request. <br /> 4) Sample language to be used in easement documents. This language is draft only and <br /> subject to your input. Easements would be recorded after approval of the application <br /> and prior to the recording of the lot line adjustment, by Deed and Map <br /> We understand that there is a two (2) acre minimum parcel requirement for the creation of new <br /> parcels within San Joaquin County. We further understand that the reason for this is to provide <br /> adequate room for a private well, a septic system with expansion area, and drainage. The house <br /> and adjoining shed and septic system were constructed in 1941. At that time they were not able <br /> to get potable water from an onsite well.
