They ran a two (2) inch pipeline from an existing well, up near the <br /> San Joaquin River to serve this home site. The well, pipeline and septic system has served them <br /> well over these past 57 years. The house and shed are surrounded on two sides by public roads <br /> and on two sides by an existing agricultural drainage ditch. Their onsite drainage runs into this <br /> ditch. <br /> Should the one (1) acre parcel be allowed, we propose to obtain easements from the property to <br /> the east (which is owned by the applicants nephew) for use of the existing well and pipeline as <br /> well as to provide for the installation of a future well should the present well ever fail. Draft <br /> language is included in Exhibit 4. Easements to utilize the existing drainage ditch will be retained <br /> upon sale of the remainder. Sample language is also included in Exhibit 4 for this purpose. All <br /> easements will be written and executed to "run" with the property so that there will be no <br /> questions for future owners who may be outside the family. <br /> Mr. Ramanda respectfully requests your consideration for the approval of the one (1) acre parcel <br /> based upon the following findings: <br /> 1) Provisions for the present water system and for the installation of a new water system <br /> will be provided. <br /> 2) Provisions for the continued use of the present drainage system will be provided. <br /> 3) There is adequate room for the installation of a new septic system if required. <br /> 4) The drainage ditch and roadways provide "physical boundaries" which would not be <br /> logical or cost effective to go beyond. <br /> 5) The situation has worked with little or no problems for 57 years. <br /> Thank you for taking the time to consider this matter.
