CONDITIONS OF APPROVAL <br /> SA-92-0054 <br /> Michael Vaughn <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The facility shall not operate between 7 : 00 p.m. and 7 : 00 <br /> a.m. The air compressor and pneumatic equipment shall <br /> not be operated before 8 : 00 a.m. <br /> b. Five (5) parking spaces are required including one (1) <br /> space for the physically handicapped. <br /> C. Trash bins shall be kept within an enclosure with solid <br /> walls on three (3) sides and gated on the fourth side. <br /> (Development Title Section 1020. 91d} ) <br /> d. A solid masonry wall seven (7) to eight (8) feet in <br /> height shall be erected along the north property line. <br /> (Development Title Section 9-1020. 91bi ) <br /> e. The pallet yard shall be enclosed by a screen six (6) to <br /> eight (8) feet in height. Items stored within 100 feet <br /> of the north property line shall not be stacked higher <br /> than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1020. 91c} ) <br /> f. All areas within APN 193-320-18 that are not surfaced or <br /> used for buildings shall be landscaped. Landscaping <br /> shall be shown on the Improvement Plan and shall meet the <br /> landscaping regulations of the Development Title. <br /> (Development Title Section 9-1020 . 01ai ) <br /> g. All parking spaces, driveways, pallet storage areas, and <br /> maneuvering areas shall be surfaced and permanently <br /> maintained with base material and asphalt concrete, or <br /> Portland cement concrete. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015. 51e} ) <br /> h. One (1) copy of an Improvement Plan shall be submitted to <br /> the Development Services Division. The Improvement Plan <br /> will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by <br /> a registered Civil Engineer, showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading.
