VILLALOBOS) <br /> ------------------------------------------------------ <br /> The applicant is requesting a Site Approval to establish a pallet <br /> repair and sales facility. The project includes a one acre <br /> pallet yard enclosed by a cyclone fence, a 45 foot by 35 foot <br /> pallet repair shop, a compressor storage shed and 5 parking <br /> spaces. An existing mobile trailer is proposed as an office and <br /> is located outside the pallet yard. Water, sewage disposal and <br /> drainage are to be provided by an existing well, septic system <br /> and on site drainage pond. <br /> This site is located on the north side of Roth Road, 350 feet <br /> west of the Western Pacific Railroad Tracks. <br /> Through Site Approval Application No. SA-89-11, the Planning <br /> Division approved spec warehouses at this site for wholesale uses <br /> consistent with the Planning Title. A field check of this site <br /> indicates that the paving, landscaping and fencing required by <br /> that permit have not been provided. Further, truck terminal uses <br /> appear to be operating on the site without the benefit of Use <br /> Permits as required by the Development Title. Two requests for <br /> business licenses for trucking operations are on hold pending <br /> review of the site by the Enforcement Division. <br /> The Development Services Division has reviewed this item and <br /> offers the following comments: <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance <br /> of any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, <br /> (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br />
