The properties to the north <br /> of the site consist of residential development. <br /> The site is zoned I-L, limited industrial. According to the San Joaquin County Community <br /> Development Department, this zoning designation "is intended to provide for light impact <br /> manufacturing, warehousing, wholesaling, construction contracting, and distribution uses. <br /> Activities within this zone have external physical effects that are generally restricted to the <br /> immediate area, are compatible with surrounding uses, are conducted entirely within enclosed <br /> buildings, and have outdoor storage areas that area screened. The land around the site is relatively flat. <br /> ' 1.1.2 Proposed Development <br /> We understand that the project will consist of one 150 square foot guard shack and restroom <br /> building,a truck scale, and associated concrete and-asphalt parking/driveway areas. Additionally, <br /> ' a new storm retention basin will be constructed in the northern portion of the site.
