g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and liquid <br /> asphalt, asphalt concrete or Portland cement concrete to provide a durable, dust <br /> free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) Parking shall be provided at the following rate: two (2) spaces per one thousand <br /> square feet of the building devoted to general industrial uses and .5 spaces for <br /> each employee on the largest employment shift. Accessible parking, including <br /> van spaces, shall comply with the requirements of Section 9-1015.10(a) of the <br /> Development Title. (Development Title Chapter 9-1015) Parking calculations shall <br /> be included on the Site Plan. <br /> h. TRUCK LOADING SPACE: A minimum of two truck loading spaces shall be provided <br /> for the approved use. Each space shall be a minimum of 25 feet in length and 15 feet <br /> in width, and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided. (Development Title Section 9- <br /> 1015.6[b]) Details shall be included on the Site Plan. <br /> i. SCREENING AND OUTSIDE STORAGE: Screening shall be provided and comply with <br /> the following: <br /> 1. All storage materials and related activities, including storage areas for trash, shall <br /> be screened so as not to be visible from adjacent properties and public rights-of- <br /> way. Said screening shall be six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or residential zone shall not <br /> be stacked higher than two (2) feet above the adjacent screen. (Development <br /> Title Section 1022.4[e][2][A]) Outside storage and screening details shall be <br /> included on the Site Plan. <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Sanguinetti Lane, shall be installed across the frontage of the project <br /> site. The strip shall be continuous except where crossed by driveways and <br /> walkways. <br /> 2. All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> k. SIGNAGE: A maximum of two advertising signs, only one of which may be a free- <br /> standing sign, shall be permitted for the approved use. (Development Title Section 9- <br /> 1710.4[a][6]) Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off <br /> (snipe).
