PA-0500725 OF DAVID JIMENEZ (C/O OSCAR LUEVANOSFELIX) (APN: 249-110-39) (ADDRESS: 19908 S. SANTA FE ROAD, ESCALON) The applicant has submitted the above referenced Use Permit application for a neighborhood religious assembly. The project consists of a 1,800 square foot building having a seating capacity of 20 people. (Use Type: Religious Assembly — Neighborhood) The project site is located on the east side of S. Santa Fe Road, 1,900 feet north of S. Harrold Avenue, Escalon. The General Plan designation of the site is A/G (General Agriculture) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). The Community Development Department has the following comments: Landscaping The site plan shows landscaping located to the west of the parking area. Development Title Section 9-1020.7 requires that a 10 foot wide landscaping strip be placed across the frontage of the project site where development occurs. The applicant will need to revise their site plan to show the required landscaping strip. Access The access driveway shown on the site plan is only seventeen (17) feet wide. Development Title section 9-1015.5[h][1] states that two-way aisles shall be a minimum of twenty-five (25) feet wide. The site plan needs to be revised to adjust the width of the driveway. Parking Development Title Table 9-605.2 requires 0.33 parking spaces per seat. As a result, a minimum of 7 parking spaces are required for the church, including one accessible space. The applicant is proposing to have 15 parking spaces for the church. This will satisfy the parking requirements. I
