PA-0500725 OF DAVID JIMENEZ <br /> (C/O OSCAR LUEVANOSFELIX) (APN: 249-110-39) (ADDRESS: <br /> 19908 S. SANTA FE ROAD, ESCALON) <br /> The applicant has submitted the above referenced Use Permit application for a <br /> neighborhood religious assembly. The project consists of a 1,800 square foot building <br /> having a seating capacity of 20 people. (Use Type: Religious Assembly — <br /> Neighborhood) <br /> The project site is located on the east side of S. Santa Fe Road, 1,900 feet north of S. <br /> Harrold Avenue, Escalon. <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has the following comments: <br /> Landscaping <br /> The site plan shows landscaping located to the west of the parking area. Development <br /> Title Section 9-1020.7 requires that a 10 foot wide landscaping strip be placed across <br /> the frontage of the project site where development occurs. The applicant will need to <br /> revise their site plan to show the required landscaping strip. <br /> Access <br /> The access driveway shown on the site plan is only seventeen (17) feet wide. <br /> Development Title section 9-1015.5[h][1] states that two-way aisles shall be a minimum <br /> of twenty-five (25) feet wide. The site plan needs to be revised to adjust the width of the <br /> driveway. <br /> Parking <br /> Development Title Table 9-605.2 requires 0.33 parking spaces per seat. As a result, a <br /> minimum of 7 parking spaces are required for the church, including one accessible <br /> space. The applicant is proposing to have 15 parking spaces for the church. This will <br /> satisfy the parking requirements. <br /> I <br />
