DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The access road shall be located within the easement and <br /> the Irrevocable Offer and Agreement to Dedicate road. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The owner shall execute an Irrevocable Offer and <br /> Agreement to Dedicate a twenty-five foot (251 ) wide <br /> right-of-way along the south property line of Parcels 1 <br /> and 2 . Engineer shall provide the legal description for <br /> the Agreement. <br /> d. The existing easements and the Irrevocable Offer and <br /> Agreement to Dedicate shall be noted by statements on <br /> the Parcel Map. <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Escalon area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br />
