Phase 1 includes a new two-story building for an administrative <br /> area, dog kennel for 20 dogs, and cat kennel for 50 cats. Phase 2 includes a 3,600 square foot kennel <br /> for 20 dogs. Phase 3 includes a 3,600 square foot kennel for 20 dogs. Phase 4 includes a 700 square <br /> foot dog training building. Each phase will also include an outdoor meeting area or exercise yard; <br /> located on the northwest corner of Sargent Road and Ray Road, west of Lodi. (Supervisorial District 4) <br /> PROPERTY OWNER: Alicia Kahler APPLICANT: Mike Smith Engineering <br /> ADDRESS: 5113 Sargent Road,Lodi APN: 025-200-05 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Sargent Road has an existing right-of-way width of 25-feet north of centerline and a planned right-of-way width <br /> of 25-feet north of centerline <br /> Ray Road has an existing right-of-way width of 40-feet and a planned right-of-way width of 50-feet <br /> RECOMMENDATIONS: <br /> 1. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging onto <br /> other properties and to prevent offsite sediment transport. Retention basins shall be fenced with six(6) foot <br /> high chain link fence or equal when the maximum design depth is 18 inches or more. Required retention <br /> basin capacity shall be calculated by a registered civil engineer,licensed contractor or licensed architect <br /> prior to release of Building Permit. (Development Title Section 9-1135) <br /> 2. The proposed project disturbs less than one (1) acre of ground and is not part of a larger plan of common <br /> development. The proposed project shall follow the practices in the County"Small Site Stormwater <br /> Management Plan." <br />
