Conditions <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. This approval is for the construction of a dog kennel, with an office, as shown on the site <br /> plan submitted November 8, 1994. The use is limited to 20 dogs. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. A minimum of two parking spaces shall be provided, including one space for the <br /> physically handicapped (.67 spaces are required for every 1,000 feet of building area). <br /> (Development Title Section 9-1015.3) <br /> d. All parking spaces and maneuvering areas shall be surfaced and permanently maintained <br /> with base material of appropriate depth and liquid asphalt, asphalt concrete, or Portland <br /> cement concrete to provide a durable, dust-free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. The driveway shall <br /> be built to Fire Code requirements. (Development Title Section 9-1015.5) <br /> e. If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[gj) <br /> f. All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br /> maintained free from litter, garbage, and excessive accumulation of manure to discourage <br /> the proliferation of flies, other disease vectors, and offensive odors. The premises shall <br /> be maintained in a neat and sanitary manner. (Development Title Section 9-1045.7[b]) <br /> g. Except for movement on and off the property, animals shall not be kept or maintained in <br /> coops, pens, corrals, or within barns or similar structures, on property of less than 1/2 <br /> acre, closer than 40 feet from any rear or side property line. (Development Title Section <br /> 9-1045.5) <br /> h. Submit an Improvement Plan, prepared by a registered civil engineer, showing drainage, <br /> driveway access details, on-site parking, landscaping, signs, driveway gates, existing and <br /> proposed utility services, and grading. Additional storm drainage runoff created by new <br /> improvements shall be retained on the site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> ,will be required.
