i. If a business office is associated with this operation, the project will need to comply with <br /> the requirements of a B-2 occupancy, including disabled access requirements. The <br /> project will be required to be designed by an architect or engineer. <br /> j. Fire apparatus access roads shall be required for new development constructed when <br /> any portion of an exterior wall of the first story is located more than 150 feet from the <br /> public access road. This road shall be constructed to meet or exceed Public Works <br /> design standards (Sec. 10.203 UFC). The access road must be fully improved to these <br /> standards prior to any final inspections. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $1,316 per <br /> 1,000 gross square feet of building designated as Service Commercial or $188.81 per <br /> daily trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. Submit three sets of detailed kennel construction plans to the Environmental Health <br /> DhAsion for review prior to construction. The Environmental Health Division has specific <br /> requirements for kennel construction. A plan check fee of$156.00 is required at the time <br /> of submittal to the Environmental Health Division. <br /> b. Kennels are subject to a yearly permit, a fee, and inspection by the Environmental Health <br /> Division. <br /> C. A convenient water supply and waste water disposal system meeting the requirements <br /> of the Environmental Health Division shall be available for washing food preparation <br /> equipment, bathing of animals, and washing down shelters and pens or dog runs. <br /> d. Submit an improvement plan to the San Joaquin County Community Development <br /> Department, for approval by the Environmental Health Division, that shows the sewage <br /> and well information required by the improvement plan (including a 100 percent <br /> expansion area). <br /> e. State on revised plans or improvement plans the maximum number of employees and <br /> dog runs the sewage disposal system is being designed for and that the leach field area <br /> will be barricaded so that it cannot be driven over, parked on, or used as a storage area. <br /> This leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. Construction of a sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development.
