PA-1300186 OF MICHAEL <br /> MCCAY (C/O QUARTAROLI & ASSOCIATES)(APN: 051-110-04) <br /> (ADDRESS: 9490 EAST SCHMIEDT ROAD, LODI) <br /> The applicant has submitted the above referenced a Site Approval application for a small <br /> winery to be built in two phases over a six year period. (Use Type: Wineries and Wine <br /> Cellars—Winery, Small) The proposed winery will have twelve marketing events per year <br /> with a maximum attendance of 100 people per marketing event. No amplified music is <br /> proposed at the marketing events. Phase One includes the construction of 3,400 square <br /> foot wine tasting building, including a commercial kitchen, an 8,000 square foot bottling <br /> and packaging building, and an 800 square foot crush pad. Phase Two includes the <br /> construction of a 4,000 square foot packing and cold storage building. <br /> The project site is located on the south side of Schmiedt Road, 1,300 feet east of Bruella <br /> Road, east of Lodi. <br /> The project has a General Plan designation of General Agriculture (A/G) and is zoned <br /> General Agriculture, 40-acre minimum lot size (AG-40)- <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Merger <br /> It appears the proposed site is comprised of two parcels and the property line bisects the <br /> proposed winery facility building and proposed parking spaces. A Merger application <br /> must be applied for to ensure the proposed building meets setback requirements. As a <br /> Condition of Approval, a merger application will have to be applied for and approved <br /> prior to the issuance of a building permit for the winery. <br /> 1 <br />
