Operations <br /> The winery and tasting room will be open seven days a week. The winery will employ a <br /> maximum of six employees. The tasting room will be open from 11:00 a.m. to 5:00 p.m. <br /> The tasting room expects a maximum of thirty customers per day and fifteen vehicle trips <br /> per shift. If approved, there will be twelve marketing events per year. The marketing <br /> events will have a maximum attendance of 100 people and will operate from 1:00 p.m. to <br /> 9:00 P.M. <br /> Marketing Events <br /> Marketing event' means the congregation of persons for the purpose of promoting the <br /> wine industry and marketing wine. Marketing events always include wine tasting and the <br /> sale of wine pursuant to Development Title Section 9-110.4. The winery must first be <br /> able to produce the wine that will be promoted at the marketing events prior to the <br /> marketing events taking place. <br /> Commercial Kitchen <br /> The site plan depicts a commercial kitchen proposed in Phase One and stated food will <br /> be served indoors and outdoors. Food preparation facilities are to be used only for <br /> marketing events accessory to the winery use or special events pursuant to <br /> Development Title Section 9-1075.5(m)(5). <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width <br /> of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles except that in no case shall driveways designated as fire department access be less <br /> than twenty (20) feet wide." The circulation patterns for ingress and egress traffic and <br /> aisle widths must clearly be shown on the Improvement Plan. <br /> Parking <br /> The applicant is proposing fourteen (14) parking spaces for the winery. Development <br /> Title Section 9-1015.3(b) requires 2.5 parking spaces per 1,000 square feet of building <br /> for the Winery and Wine Cellars- Winery use type. As a result, forty-one (41) parking <br /> spaces would be required, including two accessible spaces. However, Development Title <br /> Section 9-1015.9 states that requirements of the chapter may be modified by the <br /> Director in cases in which, due to the unusual nature of the establishment proposed or <br /> the development proposal submitted for it, the requirements set forth in the Development <br /> Title may be considered insufficient or excessive. The applicant submitted a letter dated <br /> October 25, 2013 requesting a modification in the number of parking spaces required for <br /> the winery because the majority of the buildings will be used for warehouse and storage, <br /> the winery will employ a maximum of six employees, and expects a maximum of thirty <br /> customers in the tasting room per day. The Community Development Department has <br /> reviewed the request and has determined that a reduction in the number of parking <br /> spaces to fourteen (14) parking spaces is sufficient for the proposed winery operation. <br /> As a Condition of Approval, the applicant shall provide fourteen (14) parking spaces for <br /> the winery, including one van accessible space. <br />
