Operations
The winery and tasting room will be open seven days a week. The winery will employ a
maximum of six employees. The tasting room will be open from 11:00 a.m. to 5:00 p.m.
The tasting room expects a maximum of thirty customers per day and fifteen vehicle trips
per shift. If approved, there will be twelve marketing events per year. The marketing
events will have a maximum attendance of 100 people and will operate from 1:00 p.m. to
9:00 P.M.
Marketing Events
Marketing event' means the congregation of persons for the purpose of promoting the
wine industry and marketing wine. Marketing events always include wine tasting and the
sale of wine pursuant to Development Title Section 9-110.4. The winery must first be
able to produce the wine that will be promoted at the marketing events prior to the
marketing events taking place.
Commercial Kitchen
The site plan depicts a commercial kitchen proposed in Phase One and stated food will
be served indoors and outdoors. Food preparation facilities are to be used only for
marketing events accessory to the winery use or special events pursuant to
Development Title Section 9-1075.5(m)(5).
Access
Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width
of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way
aisles except that in no case shall driveways designated as fire department access be less
than twenty (20) feet wide." The circulation patterns for ingress and egress traffic and
aisle widths must clearly be shown on the Improvement Plan.
Parking
The applicant is proposing fourteen (14) parking spaces for the winery. Development
Title Section 9-1015.3(b) requires 2.5 parking spaces per 1,000 square feet of building
for the Winery and Wine Cellars- Winery use type. As a result, forty-one (41) parking
spaces would be required, including two accessible spaces. However, Development Title
Section 9-1015.9 states that requirements of the chapter may be modified by the
Director in cases in which, due to the unusual nature of the establishment proposed or
the development proposal submitted for it, the requirements set forth in the Development
Title may be considered insufficient or excessive. The applicant submitted a letter dated
October 25, 2013 requesting a modification in the number of parking spaces required for
the winery because the majority of the buildings will be used for warehouse and storage,
the winery will employ a maximum of six employees, and expects a maximum of thirty
customers in the tasting room per day. The Community Development Department has
reviewed the request and has determined that a reduction in the number of parking
spaces to fourteen (14) parking spaces is sufficient for the proposed winery operation.
As a Condition of Approval, the applicant shall provide fourteen (14) parking spaces for
the winery, including one van accessible space.
