REVISED CONDITIONS OF APPROVAL <br /> DEBBIE KEASTER <br /> MS-91-76 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1.DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. A non-exclusive access easement shall be granted over the area <br /> of right-of-way to be offered for dedication under Ordinance <br /> Requirement No. (f) below. <br /> b. The frontage improvements for the right-of-way of Ordinance <br /> Requirement No. (f) shall be constructed in conformance with <br /> the standards for a 50-foot right-of-way urban street, with a <br /> 50-foot right-of-way radius cul-de-sac. The frontage <br /> improvements for Section Avenue shall be constructed in <br /> conformance with the standards for a 50-foot right-of-way <br /> urban street. The construction of the frontage improvements <br /> will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $250 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed legal description of <br /> Parcels #1 and #2 and an estimate for the required frontage <br /> improvements. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100 . 00) . <br /> C. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> d. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> e. A Parcel Map is required. <br />
