CONDITIONS OF APPROVAL SA-92-18 JOHN i ELLA ARNETT Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of any building permits and prior to the initiation of the use. This approval will expire eighteen (18) months from the effective date of the approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. This approval shall be for the repair of farm equipment without combustion engines in a new 5, 000-square foot building. There shall be no repair, maintenance or storage (except service vehicles) of combustion engines as a part of this approval. There shall be no manufacturing activities associated with this approval. b. The existing 2,400-square foot structure shall only be used as an agricultural storage building. C. All farm equipment repair work shall take place within the approved structure. There shall be no outdoor activities associated with the permitted use. d. There shall be no outdoor storage of equipment or materials as a part of this approval. All equipment and material associated with the use that are currently stored outside shall be removed from the site or stored within the new 5, 000-square foot structure prior to the issuance of the certificate of occupancy and initiation of use in, that building. e. Service vehicles shall be stored within the permitted structure. f. The owner shall secure an approved Business License prior to the issuance of the certificate of occupancy and initiation of the use in the new 5, 000-square fort building.
