Conditions of Approval <br /> SA-92-18 <br /> Page 2 <br /> g. A minimum of three automobile parking spaces shall be <br /> provided and shall be shown on the Improvement Plan. The <br /> size of the parking spaces shall be consistent with the <br /> requirements of Section 9-3702 of the Planning Title. <br /> h. Driveways and maneuvering areas shall, at a minimum, be <br /> surfaced with six (6) inches of rock base, except as <br /> otherwise required by the Uniform Fire Code (see Building <br /> and Inspection Division Conditions of Approval) . The <br /> three automobile parking spaces shall be permanently <br /> paved and maintained with concrete or asphalt concrete. <br /> Bumper guards shall be provided where necessary to <br /> protect adjacent structures or properties. All paving <br /> details shall be included on the Improvement Plan. <br /> i. All outdoor trash receptacles shall be contained within <br /> a trash enclosure. The enclosure shall be located on <br /> permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with a <br /> solid wall and gated on the fourth side. The location of <br /> the trash enclosure shall be designated on the <br /> Improvement Plan. <br /> j . Only one wall-mounted advertising sign shall be permitted <br /> as a part of this approval. <br /> k. All improvements shall be shown on the Improvement Plan. <br /> The construction of on-site improvements shall conform to <br /> the approved Site Plan and the Improvement Plan. <br /> 1. One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br /> M. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading, shall be submitted for approval. Storm drainage <br /> shall be retained on-site, provisions shall be shown on <br /> the Improvement Plan. (Planning Title Section 9-10002) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Seidner Avenue to the property line <br /> shall be required across the frontage of APN-249-200-40. <br /> (Planning Title Section 9-2143) <br />
