Located on the W. side of Seidner <br /> Ave. , S. of Orange Ave. , S. of Escalon. <br /> APPLICANT: John & Ella Arnett APN: 249-200-40 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Seidner Avenue has an existing right-of-way width of 40 feet, and <br /> a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Seidner Avenue to the property line shall be <br /> required across the frontage of APN 249-200-40. <br /> (Planning Title Section 9-2143) <br /> 2 . The frontage improvement for Seidner Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. <br /> (A $250. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $100. 00. ) <br /> (Planning Title Section 9-2143) <br />
