Iwamiya, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-97-35 A SITE APPROVAL APPLICATION FOR A CHURCH <br /> FACILITY (MAXIMUM OF 210 PERSONS) WITH CLASSROOMS AND <br /> PARSONAGE, LOCATED ON THE NORTH SIDE OF "D" STREET, <br /> BETWEEN SIXTH STREET AND SEVENTH STREET IN BANTA. <br /> (DISTRICT 5). <br /> APPLICANT: Saint Nirankari Mission APN: 250-070-02 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> "D" Street, Sixth Street and Seventh Street have existing right-of-way widths of 50 feet and <br /> planned right-of-way widths of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. These Improvement Plans and <br /> Specifications are subject to plan check, field inspection fees and must be approved <br /> by the County of San Joaquin Department of Public Works prior to issuance of building <br /> permit. <br /> (Development Title Section 9-910.2) <br />
