(2) A minimum of 90 parking spaces shall be provided, including 4 accessible spaces, 1 of which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24) <br /> g. ACCESS AND CIRCULATION: The following access requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide). LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to seven (8'1 feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4(e)[2][A]) <br /> k BUILDING CODE REQUIREMENTS: The Building Division has reviewed the site plan and <br /> project description and has noted the following issues that must be addressed: <br /> (1) The proposed use will change the occupancy from a S-1 occupancy to a F-21occupancy <br /> (CBC Section 301). The structure must be brought into compliance with all current code <br /> provisions include structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements (CBC 11158.1 and CPC <br /> Chapter 4). <br /> 2.
