Callahan, Senior Civil Engineer Public Services Division SUBJECT: PA-06-296 A SITE APPROVAL APPLICATION TO CONVERT AN EXISTING 40,000 SQUARE FOOT WAREHOUSE BUILDING INTO A MULTI-TENANT METAL FABRICATING FACILITY, LOCATED ON THE EAST SIDE OF SHAW ROAD, 1,000 FEET NORTH OF FREMONT STREET. (SUPERVISORIAL DISTRICT 2) PROPERTY OWNER: B.M.Tonkin, Inc. ADDRESS: 1010 N. Shaw Road APN: 143-270-62 & 63 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Shaw Road has an existing right-of-way width of 70-feet and a planned right-of-way width of 84-feet. RECOMMENDATIONS: I. An encroachment permit shall be required for work within road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) 3. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $798.00 per 1,000 gross square foot of building designated as manufacturing in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) (Resolutions 00-433)
