Item No. 4 PC: 9-17-92 MS-92-156 Page 5 CONDITIONS OF APPROVAL Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. The tentative map will expire two years from the approval date. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance requirements cannot be modified 1. DEVELOPMENT SERVICES DIVISION: a. The minimum parcel size shall be 10 acres. (Section 9-4010.2(a)(2)) b. The minimum parcel width shall be 100 feet (Section 9-4010.1(b)) C. There shall be no modification of the riparian area along the river without prior approval of the State Department of Fish and Game and U. S. Fish and Wildlife. 2. DEPARTMENT OF PUBLIC WORKS- a_ A Parcel Map is required. (Planning Title Section 9-9112) b. The remainder shall be designated as -Designated Remainder- on the Parcel Map. (Subdivision Map Ac: Section 66445) c. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The fee is due and payaole at the time of building permit application. The fee currently is $2.235.00 per single-family dwelling unit in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-90304 & R-91-1025) d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- 9184) e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of the Uniform Fire Code Section 10.207, San Jcaquin County Standards F-1a. F-1b. and F-1c, and the Linden-Peters Fire District prior to issuance of the building permit- (San Joaquin County Ordinance No. 3622) I. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411.1)
