The tentative map will expire two years from the approval date. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance <br /> requirements. Ordinance requirements cannot be modified <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be 10 acres. (Section 9-4010.2(a)(2)) <br /> b. The minimum parcel width shall be 100 feet (Section 9-4010.1(b)) <br /> C. There shall be no modification of the riparian area along the river without prior approval <br /> of the State Department of Fish and Game and U. S. Fish and Wildlife. <br /> 2. DEPARTMENT OF PUBLIC WORKS- <br /> a_ A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The remainder shall be designated as -Designated Remainder- on the Parcel Map. <br /> (Subdivision Map Ac: Section 66445) <br /> c. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payaole at the time of building permit application. The fee currently is <br /> $2.235.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90304 & R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Jcaquin County Standards F-1a. F-1b. and F-1c, <br /> and the Linden-Peters Fire District prior <br /> to issuance of the building permit- (San Joaquin County Ordinance No. 3622) <br /> I. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br />
