The frontage improvements for Small Road shall be constructed in conformance with the standards for one-half of a fifty(50) foot right-of-way rural residential street. (Development Title Section 9-1150.2(d)(3)) 5. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in: a. a twenty-five(25)foot wide right-of-way from the centerline of the unnamed road running east and west across the frontages of lots 1 and 2. b, a fifty(50)foot radius cul-de-sac right-of-way at the end of the unnamed road across parcels 1,2, 3,and 4. A$350.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due will be based on the current fee schedule. (Development Title Section 9-1150.5) 6. The private roadway shall be constructed in conformance with the standards for a fifty(50) foot right-of- way rural residential street. (Development Title Section 9-1150.2) 7. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plans for each individual lot, if applicable. These improvement plans and specifications are subject to plan check and field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel Map. 8. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 9. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411.1) 10. The roadway shall be named and constructed prior to issuance of any building permits. 11. The developer shall prepare and record an agreement for notice to future owners for maintenance of the private road by the owners and shall be noticed by a statement on the Parcel Map. 12. Drainage from each Parcel shall be retained on-site by a retention basin(18-inch maximum depth)and shall be noticed by a statement on the Parcel Map. Drainage for each parcel shall be calculated prior to release of Building Permit. (Development Title Section 9-1135.9) NOTE: Any construction activity that results in the disturbance of at least one(1)acre of soil shall•require a State NPDES construction permit.
