The frontage improvements for Small Road shall be constructed in conformance with the standards for <br /> one-half of a fifty(50) foot right-of-way rural residential street. <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 5. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in: <br /> a. a twenty-five(25)foot wide right-of-way from the centerline of the unnamed road running <br /> east and west across the frontages of lots 1 and 2. <br /> b, a fifty(50)foot radius cul-de-sac right-of-way at the end of the unnamed road across parcels <br /> 1,2, 3,and 4. <br /> A$350.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due <br /> will be based on the current fee schedule. (Development Title Section 9-1150.5) <br /> 6. The private roadway shall be constructed in conformance with the standards for a fifty(50) foot right-of- <br /> way rural residential street. (Development Title Section 9-1150.2) <br /> 7. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plans for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check and <br /> field inspection fees and must be approved by the County of San Joaquin Department of Public Works <br /> prior to approval of the Parcel Map. <br /> 8. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 9. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 10. The roadway shall be named and constructed prior to issuance of any building permits. <br /> 11. The developer shall prepare and record an agreement for notice to future owners for maintenance of the <br /> private road by the owners and shall be noticed by a statement on the Parcel Map. <br /> 12. Drainage from each Parcel shall be retained on-site by a retention basin(18-inch maximum depth)and <br /> shall be noticed by a statement on the Parcel Map. Drainage for each parcel shall be calculated prior to <br /> release of Building Permit.
