s INTRODUCTION <br /> Mr. Ron Barber and Mr. David Lagorio are proposing to create four lots from a 19.63 acre parcel <br /> of land owned by Mr. Barber. The subject property is located at the east end of Small Road off <br /> French Camp Road, 1.5 miles northwest of Highway 99. Mr. Lagorio is creating the Tentative <br /> Map for this project, which has not been completed as of the date of this report. Each five-acre <br /> lot is proposed to contain one s' a family residence,with sufficient land area for a second unit <br /> dwelling, 1 so estred. <br /> According to the San Joaquin County Development Title, a Surface and Subsurface <br /> Contamination Report (SSCR)must be conducted prior to the time of Tentative Map submittal. <br /> The purpose of this report was to investigate the property for real or potential environmental <br /> contamination and report the findings to the Client and the San Joaquin County Environmental <br /> Health Department. This report complies with the San Joaquin County Ordinance, specifically <br /> 9-905.12(a) for a Surface and Subsurface Contamination Report. <br /> Our report addresses and evaluates non-point sources of hazardous materials, as well as potential <br /> point sources. Non-point sources of hazardous materials include agricultural chemical residues <br /> and high nitrate concentrations in the underlying groundwater. Point sources investigated that <br /> may have affected the property include industrial sites and production facilities, fuel storage <br /> tanks, storage/mixing areas and septic systems. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of any <br /> surrounding buildings or trash piles near the site for asbestos containing materials (ACMs). <br /> Since there are no municipal water and sewer utility hookups available,the proposed parcels <br /> created from this land subdivision will have domestic wells and on-site septic systems. <br /> SITE AND SURROUNDING PROPERTY DESCRIPTION <br /> The subject parcel currently contains approximate 25 to30 year-old almond trees that compose the <br /> entire subject acreage. Current znnine is AG-5. There are no structures, such as buildings, wells, <br /> septic systems, etc. on the property and apparently never have been. <br /> The almond trees are irrigated by South San Joaquin Irrigation District(SSID) conveyance at the <br /> north end of the property. The site is surrounded by parcels that have been farmed for many <br /> decades. Small Road is a single lane road with residential family dwellings,mostly on the west side. <br /> The site is bordered to the north and to the south by farm land. To the approximate northwest are <br /> Mr. Barber's residence and another home. To the southeast are other single family residences, some <br /> )yWia second unit rlw-cin . To the east is Gardner Road which is a dirt road ending at the SEC o <br /> the property. Commercial and industrial facilities exist further north and to the west by more than <br /> five miles and cannot affect the site.
